You might also need access to a parking space in a secure carpark. So long as the building is secure and the apartment is in a good condition, there should be nothing holding you back. Don't let yourself get caught up in details - you might end up searching for the perfect apartment that just doesn't exist. Instead, you can just spring for the first place that meets your short list of needs, and you could be on the housing ladder quicker than you might realise.

When looking at new-build apartment blocks, you can find a range of different units and prices available. When construction companies decide to build a new block, they ideally want to sell the units beforehand or during construction. The more that they can sell before the construction deadline and the opening of the building for residents, the better they can recuperate some of their costs.

Of course, it is very rare that all of the units in the building will be sold beforehand. There are some that buyers in early rounds will consider to be unsuitable to live in - they might be too low down or near a busy area within the building itself. A unit like this can be known as a sales of balance flat and will be put on the market in a special sale.

These can be for a small discount compared to the cost of one of the other units in the building. Though you might still have to wait until the building is completed, this might be a significantly shorter wait compared to buying a new flat at full price that is in a building that has not even broken ground yet.

Estate agents like working with cash buyers as there are fewer difficulties that can arise with the sale. Transactions with mortgages take place every single day and estate agents and brokers are well-equipped to handle them, but there is no denying that a cash buyer is just that little bit simpler to handle.

If you are a cash buyer, you are also going to be chain-free. This means that you are not having to wait for the sale of your own property before you buy. Such a position is again advantageous, and it means that you are going to be able to complete a transaction much more speedily.

Be aware of how much leeway you have as a cash buyer. You do not want to blow your budget on a bidding war with someone else. Work out how far you can stretch your budget, and then ensure that you are looking to buy property that is far below this in terms of cost.

Getting on the housing ladder quickly is difficult but it certainly isn't impossible. If you need to find a place to call home quickly you should be able to do so, but you might have to manage your expectations more than you thought you would.
