Of course, it is very rare that all of the units in the building will be sold beforehand. There are some that buyers in early rounds will consider to be unsuitable to live in - they might be too low down or near a busy area within the building itself. A unit like this can be known as a sales of balance flat and will be put on the market in a special sale.

These can be for a small discount compared to the cost of one of the other units in the building. Though you might still have to wait until the building is completed, this might be a significantly shorter wait compared to buying a new flat at full price that is in a building that has not even broken ground yet.

If you are a cash buyer, you are also going to be chain-free. This means that you are not having to wait for the sale of your own property before you buy. Such a position is again advantageous, and it means that you are going to be able to complete a transaction much more speedily.

Be aware of how much leeway you have as a cash buyer. You do not want to blow your budget on a bidding war with someone else. Work out how far you can stretch your budget, and then ensure that you are looking to buy property that is far below this in terms of cost.
