We can assist your clients who's properties are taking too long to sell.

We can offer quick fix property presentation prior to Agents photography.

Our policy is to work closely with Estate Agents to offer a sensitive solution for property presentation at low cost. 

Prices are tailored to budget and start from advice only, presentation for marketing photography, clearing of clutter, through to more support for hands on presentation with purchase of a few accessories.  We can help the homeowner engage in presenting property well so that it presents a much improved buying opportunity to viewers! 

 

Services for Estate Agentsí clients include:

 

Verbal Consultation  

Aim: to achieve a buyer appeal. Impartial and diplomatic advice on a few small cosmetic changes is often all that is required to get the homeowner taking action.  Suggest our services after a valuation. Leaflets and business cards available to give to customers.

 

Photography presentation 

Let us make sure that as many of your listings as possible can have room shots available that will not put the buyers off!  We can offer 2 hours of property presentation using the customerís own accessories prior to marketing photographs being taken.  Photography for the Agent can be carried out while we are on site if required.

 

Declutter to sell 

Support to reclaim space by decluttering.  Plus all necessary advice to recycle, sell, clear or store until moving any unwanted furniture and effects.  One day contract cleaning services can be recommended as required.

 

Action plan report

A written report detailing options and recommendations for the owner.  Referrals for any trades and contractors can be made where necessary.  We realise that a quick turnaround is vital and usually have reliable trades people who can respond quickly.

 

Home Staging to sell

Support to buy any necessary accessories and present the property at its best. Low cost upgrades for maximum effect is always our aim.

 

Refurbishment projects

If the property is older and tired it may require new carpeting, a new bathroom suite or a new kitchen work top to achieve a faster sale. Less appealing to property investors wanting a renovation project or to turn-key buyers, these mid range properties seem to linger on the market longer. The owner often blames the Estate Agent for lack of interest and changes Agents. We can offer a solution by recommending and overseeing refurbishments. The property remains on the Agents books until works are completed and viewings are rescheduled.

More on our recent projects:

Home Staging or Property presentation is about changing the appeal of a property for maximum price valuation for the minimum expenditure. The images below show a property project by Anita-Design, Member of The Home Staging Network.  They show just how much difference changes can make.

This property had been on the market for 2 years without receiving any offers to buy.

The owner was not sure what to do next. She had changed Estate Agents four times but none could get buyers interested, although the property had many viewers. 

The property remained on the books of the Estate Agent during the home staging project. They explained to interested parties that the property was undergoing upgrades and took details of interest. The property was updated and the next viewer -  just hours after work was completed put in an offer to buy.  Unfortunately the sale fell through due to the buyers circumstances, but the property received a further offer to buy at the asking price shortly afterwards.

Two buyers in a matter of weeks after the property had languished on the market for 2 years shows the effectiveness of Home Staging and property presentation in any property market conditions.

Above: Anita discusses possible solutions with the homeowner. The dated through lounge/diner  leading to conservatory looked like a tunnel and was obviously not a selling point to buyers.

Above and below:  The through lounge was divided by french doors and given a contemporary makeover to create a comfortable lounge.

LEFT: The dining area now opens into both the conservatory and the kitchen  providing the kitchen - dining and family space that is popular with  buyers.

French doors to the lounge allows the opportunity to open up the whole space when entertaining.
